Three Gaur Alaris prices are circulating. Here is the arithmetic.
Short answer: the current rate card is ₹8,499/sq.ft*, stated as on 6 August 2026, which works out to approximately ₹1.32 Cr* for the 1,550 sq.ft 3 BHK. Other numbers you have seen — ₹1.36 Cr, ₹8,500/sq.ft — mostly trace to the project’s two earlier names, older rate cards, and honest rounding. The figure that settles it is a written, dated cost sheet, and the final price is only ever the one on your registered Agreement for Sale.
Why does every video quote a different Gaur Alaris price?
Three reasons, and none of them requires anyone to be lying.
The project has had three names. It was marketed as Gaur Plume and teased as Gaur Chrysalis 2.0 before it was registered, in July 2026, as Gaur Alaris. Videos and portal pages published under the earlier names are still live — and they carry the rate cards of their day. A price you see under an old name is usually an old price, not a secret discount.
The rate card is dated. The current Basic Sale Price is ₹8,499/sq.ft*, stated as on 6 August 2026, per the developer. A quote recorded before that date, or after the next revision, can honestly differ. That is why an undated price is unverifiable by design — there is nothing to check it against.
Small roundings move the crore headline. The arithmetic below shows how little it takes.
| The rate card, exactly | ₹8,499/sq.ft* × 1,550 sq.ft = ₹1.32 Cr* (approx.) |
|---|---|
| Larger 3 BHK | ₹8,499/sq.ft* × 1,950 sq.ft = ₹1.66 Cr* (approx.) |
| Round both numbers a little | ₹8,500 × 1,600 sq.ft = ₹1.36 Cr — a different headline for the same project, built from nothing but rounding |
We are not asserting what any particular video did — we cannot see their working. The table shows why you should never compare headlines; compare dated rate cards.
What is the price today, on paper?
Two configurations exist in Phase 1, both 3 BHK, per the RERA-registered plan. The current BSP is ₹8,499/sq.ft* and the developer has stated ₹12,000/sq.ft* as the launch price — both figures are the developer's, both carry the asterisk, and the gap between them is a fact about two published price lists, not a prediction about the market.

The one habit that beats every wrong quote
Ask for it in writing, with a date. That single request sorts every source you will meet — a desk working from the current rate card produces the paper in minutes, and a stale or invented number cannot survive being written down next to a date. Then the two protections that do not depend on anyone's honesty: every charge named on the sheet before you commit, and the cheque made out only to the registered promoter entity on the UP-RERA record. We are a channel partner; the cheque is never ours to take.
Frequently asked
What is the correct current price of Gaur Alaris?
The current rate card is ₹8,499/sq.ft* Basic Sale Price, stated as on 6 August 2026, per the developer. On the two RERA-registered plan sizes that works out to approximately ₹1.32 Cr* for the 1,550 sq.ft 3 BHK and ₹1.66 Cr* for the 1,950 sq.ft 3 BHK. All figures are indicative, subject to change without notice, and exclusive of taxes and statutory charges — the figure that binds you is the one on your registered Agreement for Sale, and nothing before it.
Why do videos and portals quote ₹1.36 Cr or ₹8,500/sq.ft?
Usually honest rounding or an older vintage, not deceit. This project has carried three names — Gaur Plume, Gaur Chrysalis 2.0, and now Gaur Alaris — so content published under the earlier names carries earlier rate cards. And small roundings move the headline: round the rate to ₹8,500 and the area to 1,600 sq.ft and the same flat prints as ₹1.36 Cr. The way through is not to argue with a video — it is to ask whoever quoted you for the figure in writing, with a date on it.
Gaur Alaris ka sahi price kaun sa hai?
Current rate card ₹8,499/sq.ft* hai, 6 August 2026 tak, developer ke anusaar. 1,550 sq.ft ka 3 BHK approximately ₹1.32 Cr* aur 1,950 sq.ft ka ₹1.66 Cr* padta hai. Alag videos mein alag numbers isliye dikhte hain kyunki project ke teen naam rahe hain aur purane content mein purane rates hain. Jo bhi quote mile, likha hua aur dated maangiye — final price sirf registered Agreement for Sale ka hota hai.
How do I make sure I am not quoted a wrong price?
Three checks, in order. First, ask for the quote in writing with a date — a rate card moves, so an undated number is unverifiable by design. Second, check the arithmetic basis: the rate applies to saleable area (1,550 or 1,950 sq.ft here), and BSP excludes other charges, so two honest quotes can differ simply by what they include. Third, whatever you decide, the cheque goes only to the registered promoter entity named on the UP-RERA record (UPRERAPRJ950965/07/2026) — never to any channel partner or individual.
