What is actually different between the two corridors?
Start with the fact most comparisons skip: the two sit in different states, under different regulators. Manesar is Haryana — its projects are verified on the HRERA portal. The Yamuna Expressway is Uttar Pradesh — its projects are verified on up-rera.in. Same central Act, different filings, different portals, and a screenshot from the wrong portal proves nothing.
The second difference is what each corridor asks you to believe. Buying in Manesar is a position on the Gurgaon orbit. Buying on the Yamuna Expressway is a position on a corridor whose anchor — Noida International Airport — has been in commercial operation since June 2026. We will not tell you which belief is right; that depends on where you work, what you are buying for, and your horizon. What we can do is show you which side of the ledger is verifiable today.

The checklist that works on either corridor
Four habits, portable across the state line. Check the project's registration number on the correct state portal yourself — HRERA for Manesar, UP-RERA for the Yamuna Expressway. Take every price in writing, with a date, because an undated quote cannot be checked against anything. Read the possession date on the filing, not the brochure — only the filed date carries statutory remedies if it slips. And whoever you buy through, the cheque is made out to the registered promoter entity alone; the day someone asks you to write it to an agent or an individual is the day you walk.

Does the RERA protection differ between Haryana and Uttar Pradesh?
The statute is the same central Act, but the regulator, the portal and the filings differ by state. A Manesar project is verified on Haryana's HRERA portal; a Yamuna Expressway project on up-rera.in. What does not change across the border: the registered Agreement for Sale is the instrument that binds price and possession, delay remedies attach to the date on the filing, and collections are escrow-protected. Whichever corridor you pick, verify on that state's portal yourself rather than taking a screenshot's word for it.
